The Property Valuation Calculator is a tool that allows you to estimate the value of a property using the income approach. This user manual provides instructions on how to use the calculator.

Input Fields

The calculator has four input fields:

  1. Gross Potential Income: Enter the annual total potential income that the property could generate if all the property/units were rented out.

  2. Operating Expenses: Enter the annual total expenses associated with operating the property, such as property taxes, insurance, maintenance, and utilities.

  3. Cap Rate: Enter the expected capitalization rate, which is the rate of return that investors expect to earn on their investment in the property. eg 5% for a commercial property.

Using the Calculator

To use the calculator, follow these steps:

  1. Enter the values for the Gross Potential Income, Operating Expenses, and Cap Rate in the respective input fields.

  2. Click the Calculate Property Value button.

  3. The estimated value of the commercial property will be displayed in the Property Value field.

  • The estimated property value provided by this calculator is only an estimate and should not be considered a substitute for a professional valuation.
